This Indenture, Made this twenty-third day of May in the year of our Lord one thousand eight hundred and ninety six.
Between Irving D. Van Valkenburgh & Ida E. his wife of Troy, N.Y. Howard S. Van Valkenburgh and Sarah E. his wife & harvey Van Valkenburgh of Cobleskill N.Y. Mary Edna Ottman & Emma Allison of Gloversville N.Y. all of the first part and Minnerva Van Valkenburgh of Cobleskill N.Y. of the second part.
Witnesseth, That the said parties of the first part, in consideration of the sum of one dollar & of love & affection for their mother, to them in hand paid by the said party of the second part, the receipt whereof is hereby confessed and acknowledged, have bargained , sold, remised and Quit-Claimed, and By these Presents, do bargain, sell, remise and Quit-Claim unto the said party of the second part and to her heirs and assigns forever, All that piece or parcel of land situate in the Town of Cobleskill aforesaid and bounded & described as follows viz: Easterly by lands formerly owned by John W. Van Valkenburg, afterwards by James Soden (now dec'd) now owned by Lewis N. Do---; Southerly by land formerly owned by Marcus Borst (dec'd) now owned by Abram Shutts and westerly by lands formerly owned by William Angle (dec'd) now owned by Austin Angle and Westerly by the center of the highway containing two acres of land -- the same more or less. Being the former residence of Sidney Boyce deceased.

Together with all and singular the hereditaments and appurtenances thereto belonging, or in any wise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits thereof, and all the estate, right, title, interest, claim and demand whatsoever of the said parties of the first part, either in law or equity, of, in and to the above bar gained premises, with the said hereditaments and appurtances. To have and to hold the said premises to the said party of the second part her heirs and assigns, to the sole and only proper benefit and behoof of the said party of the second part her heirs and assigns forever.
     In witness whereof, the said parties of the first part have hereunto set their hands and seals the day and year first above written.
