This indenture, Made this Twenty Third day of February in the year of our Lord one thousand eight hundred and eighty six between Catharine E. Karker and Solomon D. Karker her husband of the town of Carlisle Schoharie County N.Y. of the first part, and James W. Lawyer of the town of Cobleskill in said county of the second part,
Witnesseth, That the said parties of the first part, in consideration of the sum of two thousand Dollars, have sold and
By these Presents do grant and convey to the said parties of the second part, his heirs and assigns, All that certain farm piece or parcel of land in the town of Carlisle Bounded generally as follows on the north by the highway and lands of Solomon Karker In the east by the lands of Solomon Karker Esther Felter and George Osterhout On the south by the lands of said George Osterhout, Jacob Young & Horace Wakeman And on the west by lands of Abram Osterhout containing 142 acres of land more or less And for a more particular description of said farm may be had  a deed made by Joseph Karker to Catherine E Karker March 31, 1885 and being the same farm on which the parties of the first part live & have for many years being the homestead Karker farm Also one other piece or parcel of land situate in the towns of Cobleskill & Seward Schoharie Co N.Y & originally bounded northerly by lands formerly owned by Jedediah Miller Easterly by lands of Mary Finster Southerly by the Osterhout lot and westerly by the lands of William Mickle containing nearly three acres of land more or less and being the woodlot conveyed to Solomon D & Joseph Karker by William Hilliard in 1855

This Grant is intended  as a security for the payment of the sum of two thousand dollars with interest payable April 1st 1891. The interest thereon payable annually on the 1st day of April in each year hereafter until said sum is paid in full. First payment of interest April 1st 1887. Parties of the first part may before April 1st pay any part of said principal sum on any 1st day of April aforesaid according to the conditions of a Bond this day executed and delivered by the said Catharine E Karker and Solomon D Karker to the said party of the second part; and the conveyance shall be void if such payment be made as herein specified. And in case default shall be made in the payment of the principal sum hereby intended to be secured, or in the payment of the interest thereof, or any part of such principal or interest, as above provided, it shall be lawful for the party of the second part, his executors, administrators or assigns, at any time thereafter, to sell the premises hereby granted, or any part thereof, in the manner prescribed by law, and out of all the moneys arising from such sale to retain the amount then due for principal and interest, together with the costs and charges of making such sale, and the overplus, if any there be, shall be paid by the party making such sale, on demand, to the said Catharine E Karker her heirs or assigns.

     On this 23rd day of February in the year one thousand eight hundred and eighty six before me, the subscriber, personally came Catharine E Karker and Solomon D Karker her husband to me known to be the person described in and who executed the within instrument, and personally acknowledged that they executed the same.
