This indenture, Made this Eigth day of April in the year of our Lord one thousand eight hundred and eighty five between Catharine E. Karker and Solomon D. Karker her husband of Carlisle in the county of Schoharie County State of New York of the first part, and James W. Lawyer of Cobleskill N.Y. of the second part,
Witnesseth, That the said parties of the first part, in consideration of the sum of three thousand ($3000) Dollars, to them duly paid have sold and
By these Presents do grant and convey to the said party of the second part, his heirs and assigns, All that certain farm piece or parcel of land in the town aforesaid Bounded generally as follows on the north by the highway and lands of Solomon Karker On the east by lands of Solomon Karker Esther Fichter and Geo Osterhout On the south by said Geo Osterhout, lands of Jacob Young & Horace Wakeman And on the west by lands of said Osterhout containing 142 acres of land be the same more or less And for a description of said farm reference may be had  to deed made by Joseph Karker to Catherine E Karker March 31, 1885 and being the same farm on which the parties of the first part live & have for many years being the homestead Karker farm

This Grant is intended  as a security for the payment of the sum of three thousand dollars on the first day of April 1890 with the interest annually in each year on the first day of April between this date & April 1, 1890 according to the conditions of a Bond this day executed and delivered by the said Catharine E Karker and Solomon D Karker to the said party of the second part; and the conveyance shall be void if such payment be made as herein specified. And in case default shall be made in the payment of the principal sum hereby intended to be secured, or in the payment of the interest thereof, or any part of such principal or interest, as above provided, it shall be lawful for the party of the second part, his executors, administrators or assigns, at any time thereafter, to sell the premises hereby granted, or any part thereof, in the manner prescribed by law, and out of all the moneys arising from such sale to retain the amount then due for principal and interest, together with the costs and charges of making such sale, and the overplus, if any there be, shall be paid by the party making such sale, on demand, to the said Catharine E Karker & Solomon D Karker their heirs or assigns.
     In Witness Whereof, The parties of the first part, have hereunto set their hands and seals the day and year first above written.
