Warranty Deed (scanned image):
This Indenture, made the second day of April in the year of our Lord one
thousand eight hundred and forty nine
Between Elenn Dunn of the town of Cobleskill, County of Schoharie, and state of
New York of the first
part, and Sidney Bryce of the same town of the second
part, Witnesseth, That the said party of the first part, for and in
consideration of the sum of three hundred and twelve dollars,
lawful money of the United States of America, to her in hand paid by the said
party of the second part, the receipt whereof is hereby confessed and
acknowledged hath granted, aliened, remised, released, enseossed and confirmed,
and by these presents doth grant, alien, remise, enseoss and confirm unto the said party of the second part, and to his heirs
and assigns forever, All that certain lot or parcel of land situate
lying ----- ----- in the town and county aforesaid and is bounded as follows.
Easternally by lands recently soldby said party of the first part to John Van
Vaulkenburgh along a little stream then running east --- --- trees then gowing
Southernally by lands of Marcus Borst and northernally by lands of William Angle
and westernally by the center of public highway containing two acres of land in
sum more or less

Together with all and singular the
hereditaments and appurtenances thereto belonging, or in any wise appertaining, and the reversion and reversions,
remainder and remainders, rents, issues and profits thereof; and all the estate, right, title,
interest, claim and demand whatsoever of the said party of the first part, either in law or equity,
of, in and to the above granted premises, with the said hereditaments and appurtances.
To have and
to hold the above mentioned and described premises, with
the appurtenances, and every part and parcel thereof, to the said party of the second part his heirs
and assigns forever. And the said Elenn Dunn for herself her heirs, executors
and administrators, doth covenant, grant, bargain, promise and agree, to and
with the said party of the second part his heirs and assigns, to warrant and
forever do defend, the above granted premises, and every part and parcel
thereof, now being in the quiet and peaceable possession of the said party of
the second part, against the said party of the first part, his heirs, executors,
administrators and assigns, and against al and every other person or persons
claiming or to claim the said premises, or any part thereof.
In witness whereof, the said party of the first part
has hereunto set her hand and seal the day and year first above written.

On this seconf
day of April, 1849, before me, the subscriber, a Justice
of the Peace of the County of Schoharie appeared Elenn Dunn wife of Horace Dunn
and acknowledged that she had severally executed the within instrument; and the
said Elenn Dunn on a private examination, apart from her husband, acknowledged
that she executed the within instrument freely, and without any fear or
compulsion of her husband. And I farther certify that I know the person who made
the said acknowledgement to be the individual described in and who executed the
within instrument
personally came Martha Shutts
to me known and known to me to be the person described
in and who executed the foregoing
instrument, and who acknowledged that she executed the
same.
