This Indenture, Made this
third day of April in the year of our Lord one
thousand eight hundred and seventy-five Between Joseph R
Boyce of the town of Cobleskill in the county of Schoharie and State of New York
of the first part, and William Van Valkenburgh of the same place of the second part.
WITNESSETH, that the said party of the first part, in
consideration of the sum of Five Hundred Dollars, to him
duly paid, hath sold, and
BY THESE PRESENTS, doth grant and convey to the said party of the second part,
his heirs and assigns, ALL that certain pieceor parcel of land situate and being
in the town and county aforesaid and is Bounded as follows: easterly by lands
formerly owned by John Van Valkenburgh now owned by James Soden; Southerly by
lands formerly owned by Maveus Borst now owned by Abram Shutts; and Northerly by
lands of William Angle and Westerly by the centre of the highway, containing two
acres of land be the same more or less being the late residence of Sidney Boyce
deceased

WITH THE APPURTENANCES, and all the estate, title and interest
therein of the said party of the first part. And the said Joseph R Boyce doth
hereby covenant and agree to and with the said party of the second part his
heirs and assigns, that the premises thus conveyed in the Quiet and Peaceable
Possession of the said party of the second part his heirs and assigns and he
will forever Warrant and Defend against any person whomsoever lawfully claiming
the same, or any part thereof.
IN WITNESS WHEREOF the party of the first part hath
hereunto set his hand and seal the day and year first above written.

On this third day of April in the year one thousand
eight hundred and seventy-five before me, the subscriber, personally came Joseph
R Boyce to me known to be the person described in and who executed the within
