This indenture, Made this twenty ninth day of March in the year
of our Lord one thousand eight hundred and eighty-two between Jacob H. Young and
Eliza A. Young, wife of said Jacob H. Young, each of Carlisle in the county of
Schoharie and State of New York of the first part, and Joseph L. Brown, of
Esperance county and State aforesaid of the second part.
Witnesseth, That the said parties of the first part, in consideration of the sum
of one thousand four hundred and fifty ($1450) Dollars, have sold and By these
Presents do grant and convey to the said party of the second part, his heirs and
assigns, All that certain farm or lot of land situate in said town of Carlisle
lately owned by Samuel Young, and bounded on the north by lands of Abram B.
Carker; on the east by lands of Henry McNeill and others; on the south by lands
of Ganthemes Lawyer, and on the west by lands of the heirs of Hagar Brown, the
same containing seventy two acres of land, be the same more or less. Also
another piece of land situate in same town of Carlisle bequeathed by will of
Nicholas Young, Deceased, to the said party of the first part and bounded on the
North by lands of Solomon D. Karker and Joseph Karker; on the east by lands of
Abram Osterhout; on the south by lands of Gilbert Dana, on the west by lands of
Jacob Angle and Marcus Angle the same containing thirty acres of land be the
same more or less. The lot of land first above described being the whole of the
lands owned by said Samuel Young.

This grant is intended as a security for the payment of the sum
of one thousand four hundred and fifty dollars with interest annually on the
first day of April in each year, to commence from the first day of April 1882.
The principal sum payable in installments of one
hundred dollars on the first day of April in each year commencing on the first
day of April 1883, when the first installment falls due and continuing until all
is paid according to the conditions of a Bond this day executed and delivered by
the said Jacob H Young to the said party of the second part; and this conveyance
shall be void if such payment be made as herein specified. And in case default
shall be made in the payment of the principal sum hereby intended to be secured,
or in payment of the interest thereof, or any part of such principal or
interest, as above provided, it shall be lawful for the party of the second
part, his heirs executors, administrators or assigns, at any time thereafter, to
sell the premises hereby granted, or any part thereof, in the manner prescribed
by law, and out of all moneys arising from such sale to retain the amount then
due for principal and interest, together with the costs and charges of making
such sale, and the overplus, if any there be, shall be paid by the party making
such sale, on demand, to the said Jacob H. Young or to his heirs or assigns.

On this 29th day of March in the
year one thousand eight hundred and eighty two before me, the subscriber,
personally came Jacob H. Young and Eliza A. Young, his wife to me known
to be the same persons described in and who executed the within instrument, and
severally acknowledged that they executed the same; and the said Eliza A. Young
on a private examination by me, apart from her husband, acknowledged that she
executed the same freely, and without any fear or compulsion of her said
husband.
