This Indenture, Made this 30th day of April in the year of our Lord one thousand eight hundred and ninety five between William Van Valkenburgh and Minerva Van Valkenburgh his wife of this town of Cobleskill Schoharie County NY of the first part, and Alice Allison of Gloversville NY of the second part, Witnesseth, That the said parties of the first part, in consideration of the sum of one hundred and fifty Dollars, ($150) has sold and by these presents do grant and convey to the said party of the second part, her heirs and assigns all that certain piece or parcel of land situate in the town of Cobleskill Schoharie County N.Y. bounded as follows Easterly by lands of Lewis McDana southerly by lands of Abram Shutts and northerly by lands of Austin Angle and westerly by the center of the highway containing two acres of land more or less, where the parties of the first part now reside.

This Grant is intended as a security of the sum of one hundred and fifty dollars with interest as follows the principal sum payable April 1, 1897. The interest annually. First payment of interest April 1, 1896. according to the conditions of a bond this day executed and delivered by the said Wm Van Valkenburgh to the said party of the second part; and this conveyance shall be void if such payment be made as herein specified. And in case default shall be made in the payment of the principal sum hereby intended to be secured, or in the payment of the interest thereof, or any part of such principal or interest, as above provided, it shall be lawful for the party of the second part, her executors, administrators or assigns, at any time thereafter, to sell the premises hereby granted, or any part thereof, in the manner prescribed by law, and out of all the moneys missing from such sale to retain the amount then due for principal and interest, together with the costs and charges of making such sale, and the overplus, if any there be, shall be paid by the party making such sale, on demand, to the saidWm Van Valkenburgh his heirs or assigns.
