This Indenture,

    Made the first day of April in the year one thousand nine hundred and fourteen
Between Franklin R Beard of Cobleskill NY party of the first part, and Vinnie Lawyer, Frank B Lawyer of Cobleskill NY and Ella F Barton of Albany NY parties of the second part.
    Whereas, the said Franklin R Beard is justly indebted to the said parties of the second part in the sum of four thousand dollars ($4000 ---), lawful money of the United States, secured to be paid by him certain Bond or obligation, bearing even date herewith, conditioned for the payment of the said sum of four thousand Dollars ($4000 ---), with interest of five hundred to the said Vinnie Lawyer while living and after her death to the said Frank B Lawyer and Ella F Burton as follows: the principal sum payable April 1 1917. The interest annually on the 1st day of April hereafter each year

    Now this Indenture Witnesseth, That the said party of the first part, for the better securing the payment of the said sum of money mentioned in the condition of the said bond or obligation, with interest thereon, and also for and in consideration of one dollar paid by the said parties of the second part, the receipt whereof is hereby acknowledged, do hereby grant and release unto the said parties of the second part, and to the heirs (or successors) and assigns forever
    All the Tract or Parcel of Land, situate in the town of Carlisle County of Schoharie and State of New York, bounded generally as follows: north by the highway and lands of Solomon Karker dec'd. East by lands of Solomon Karker dec'd, Esther Filcher Dec'd. and George Osterhout. South by lands of George Osterhout, Jacob Young and Horace Walkman dec'd. and on the west by lands of Abram Osterhout dec'd. containing one hundred  and fifty two acres of land more or less. And for a more particular description of said farm reference may be had in a deed dated March 31 1885 made by Joseph Karker to Catherine E Karker and being the same premises occupied for several years back first by Roland Karker under a lease from the parties of the second part, and commonly known as the "Solomon D Karker homestead." This mortgage is given to secure his payment of said above sum with interest the ame being a part of the purchase money of said premises this day conveyed to party of first part by parties of the second part.

    Together with the appurtenances, and all the estate and rights of the party of the first part in and to said premises.
    To have and to Hold the above granted premises unto the said part of the second part, h heirs and assigns forever.
    Provided Always, That if the said party of the first part, his heirs, executors or administrators, shall pay unto the said parties of the second part, their executors, administrators or assigns, the said sum of money mentioned in the condition of the said bond or obligation, and the interest thereon, at the time and in the manner mentioned in the said condition, that then these presents, and the estate hereby granted, shall cease, determine and be void.
    And the said party of the first part covenant with the parties of the second part as follows:
    That the party of the first part will pay the indebtedness as hereinbefore provided, and if default be made in the payment of any part thereof, the part of the second part shall have power to sell the premises herein described, according to law.
    In Witness Whereof, The said party of the first has hereunto set his hand and seal the day and year first above written.
